VP, Asset Management

Buzz Oates, the leading asset services provider in California’s Central Valley, is looking for a driven asset management professional who has a proven track record for driving teams to excellence.  The Vice President of Asset Management will be a key member of the team whose responsibilities will include guiding the execution of asset strategies, value creation, and mentoring direct reports. The position involves cross-departmental collaboration on a variety of operational matters, including development, construction, debt, and accounting.  Specific position duties and key responsibilities include the following:

 

SUMMARY:

Manage, motivate, and support a team of real estate professionals including asset managers and real estate analysts. Direct the performance of a diverse, growing portfolio of industrial, office and retail assets to ensure strategies are implemented to achieve operational, financial, and customer objectives. Create and direct goals, objectives, policies, and procedures to produce excellent service and promote the sustainable success of Buzz Oates.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Manage, motivate, and support a team of real estate professionals including asset managers and real estate analysts.
  • Direct the performance of a diverse, growing portfolio of industrial, office and retail assets to ensure strategies are implemented to achieve operational, financial, and customer objectives.
  • Create and direct goals, objectives, policies, and procedures that are directly linked to company objectives to produce excellent service and promote the sustainable success
  • Train and develop staff, provide constructive coaching, counseling, feedback, and recognition consistently throughout the year, conduct performance appraisals, make hiring and termination decisions, address complaints and resolve problems with the assistance and guidance of the HR department, and provide employees with clear performance expectations
  • Report on business unit operations; specifically, portfolio financial results as compared to proforma, personnel performance as compared to annually established benchmarks and metrics, present recommendations to SVP and make appropriate adjustments
  • Ensure adherence to management agreements and Buzz Oates’ best practices
  • Lead new initiatives to drive value in the real estate assets, increase departmental and individual productivity, and foster an environment of long-term success and sustainability
  • Study and interpret current economic trends, market conditions and competitive properties
  • Focus each team member on customer service, relationship building, and continually improving services; measure the results in customer satisfaction, increased revenues, and maximized cash flows
  • Manage the development and execution of business plans consistent with identified goals for each asset
  • Ensure that business strategies are consistently applied through review and approval of annual property budgets and quarterly review of property-level financial statements
  • Oversee proactive and strategic management of cash flow, debt, and capital requirements
  • Serve as an aspirational example of a highly professional, productive asset manager
  • Attendance is an essential function.

Education, Experience and Qualifications:

  • BA or BS degree, minimum of 10 years relevant real estate experience, and California real estate salesperson license required, CCIM designation or candidate preferred
  • Extensive experience in asset management for multiple property types (including industrial, office and retail) and varied entity structures
  • Expert in property-level accounting and financial statement analysis, in-depth knowledge of investment return concepts, asset valuations and performance measurement
  • Excellent communication, presentation, negotiation, organizational, and interpersonal skills
  • Thorough understanding of physical asset needs, property operations and industry best practices
  • Effective manager and motivator, ability to interact confidently with peer group and members of the Executive Team
  • Creative problem solver adept at anticipating change, developing solutions to meet customers’ needs
  • Demonstrated ability to execute on goals, focused on performance results, relationship oriented
  • Driven self-starter who challenges individuals to excel, promotes growth in team members
