Our Company


Buzz Oates, founded in 1946 by Marvin L. “Buzz” Oates (1923-2013), honors the legacy upon which our organization was built by continuing to lead Sacramento’s commercial real estate development industry. Prior to his passing, Mr. Oates recognized that his many years of hard work and success required a succession plan that included strong leadership committed to preserving his vision. Here, we take a look back at our organization’s very humble beginnings and celebrate Mr. Oates’ incredible journey. From serving as a bombardier in WWII and becoming a metaled war hero, to founding one of the Greater Central Valley’s most prolific commercial real estate empires, Mr. Oates’ life was hardly uneventful. We’re committed to honoring him and his legacy by building upon his foundation of success.


Founder Marvin L. “Buzz” Oates epitomized entrepreneurial spirit. From mowing lawns and collecting bottles as a young boy in the 1930’s, to saving $2,000 earned in the military to start his own business, Buzz has always had the keen ability to recognize opportunity – and to turn opportunity into success. His hard work, integrity, and business acumen have culminated into what is now known as Buzz Oates.

Marvin L. “Buzz” Oates was born in Sacramento, California.

January 1943

Buzz was called into service with the U.S. Air Force during WWII, served as a bombardier in 30 missions and became a war hero.


Buzz took $2,000 saved in the military and opened A&A Key Shop, which provided locksmith services.


A&A Key Shop grew into A&A Key and Builders Supply, a retail establishment selling everything from nails to televisions.


A&A Key Builders Supply evolved into Buzz Oates Enterprises, marking a move from retail to construction and commercial development, property management, and finance/capital markets.


Buzz Oates Enterprises became Buzz Oates — a vertically integrated company offering a single point of contact for a full range of commercial real estate asset services.


On December 7, 2013, Buzz Oates lost a creative genius and the Sacramento community lost a pioneer of the Greater Central Valley’s commercial real estate industry. Those of us who were fortunate to know and work with Buzz grieve the loss of our trusted partner and friend. A visionary and quiet philanthropist, Buzz’s legacy continues in the company he built and the charitable foundation bearing his name. Buzz Oates continues to thrive and successfully maintain lead the Sacramento commercial real estate development industry.


Buzz Oates moves the central office to Downtown Sacramento at 555 Capitol Mall, marking a new future in the storied company.


Buzz Oates builds 1.4 Million SF of industrial space in the Greater Central Valley.


Buzz Oates forms Pac West Office Equities, an institutional move to consolidate all of the office portfolio into one efficient structure.


In November 2017, Buzz Oates will form Pac West Industrial Equities as we look to expand and continually improve our services, strength, and efficiency.
